The U.S. housing market in early 2022 is defined by unprecedented speed and competition, fueled by a record-low supply of homes for sale. A record 43% of homes spent a week or less on the market, and the median home sale price surged 15% year-over-year to $321,250. This analysis of a recent 4-week period reveals a market where buyer demand drastically outpaces supply, leading to homes selling very close to their asking price. The key driver is a 40% drop in active listings, creating a highly competitive environment for buyers.
The data from the 4-week period ending February 21, 2022, paints a clear picture of a heated market. The median home-sale price reached $321,250, while the asking price for newly listed homes hit an all-time high of $343,961. Perhaps the most telling statistic is the sale-to-list price ratio, which measures how close homes are selling to their final asking price. This ratio reached an all-time high of 99.4%, meaning on average, homes sold for just 0.6% below the list price. For the single week ending February 21, this ratio shot up to 99.8%, indicating that in many cases, buyers are paying the full asking price or more.
The extreme pace of the market is directly linked to the scarcity of available homes. With active listings down 40% from the previous year to a new all-time low, buyers are forced to act decisively. 55% of homes that went under contract had an accepted offer within the first two weeks on the market, a significant increase from 44% a year earlier. Even more striking, the 43% of homes that sold within one week set another record. This velocity suggests that well-priced, desirable properties are receiving multiple offers almost immediately after listing, often leading to bidding wars.
While the overall trends are strongly upward, short-term fluctuations occurred. During the week ending February 21, pending home sales dipped 9% from two weeks prior. This decline is likely attributable to a massive winter storm that impacted housing market activity across many parts of the country. This temporary disruption highlights how sensitive the market is to external events. However, when compared to the same period in 2020, pending sales were still up 7%, underscoring the underlying strength of buyer demand.
For sellers, this market presents a significant opportunity. Homes are selling quickly and very close to their asking price, based on our experience assessment. Proper pricing and preparation are critical to capitalize on the high demand. For buyers, the environment is intensely competitive. Preparation is non-negotiable; this includes getting pre-approved for a mortgage, being ready to make quick decisions, and understanding that offering at or above the list price may be necessary. It's also important to note that 30-year mortgage rates increased to 2.97% by the end of February, the highest level since August, which can affect purchasing power.
In this market, success hinges on being prepared, acting quickly, and setting realistic expectations based on the latest data.
