According to a National Association of Home Builders (NAHB) analysis, over half (52%) of millennials would choose a smaller home with superior amenities over a larger one with fewer upgrades. This shift prioritizes long-term value, manageable maintenance, and intentional living spaces over pure square footage.
The NAHB survey highlights specific amenities that resonate with this demographic. Key desirable features include a double vanity and a private toilet compartment in the bathroom, a walk-in pantry, and pull-out shelving in the kitchen. While millennials express a preference for a median of 2,408 square feet—more than other generations—they demonstrate a clear willingness to sacrifice some of that space for these quality-of-life improvements. This reflects a practical approach where the functionality and quality of the space are more critical than its overall size.
This buyer preference aligns with a broader market trend driven by housing affordability concerns. Industry data shows a noticeable shift in new construction. "We've seen the median newly built home on the market shrink in recent years, from 2,135 square feet in March 2020 to 2,034 in March 2025," explains Joel Berner, a senior economist. Builders are responding to market pressures; nearly a third cut home prices in a recent month, and a majority use sales incentives to attract buyers. This trend indicates that the industry is adapting to demand for more attainable, well-appointed homes.
