The U.S. housing market saw a significant rebound in buyer demand during April 2024, even as the number of homes for sale fell to its lowest level in recent years. According to the seasonally adjusted Redfin Housing Demand Index, which measures requests for home tours and offers written by buyers, demand increased by 9.2% from March to a level of 121. A level of 100 represents the historical average for housing demand between 2013 and 2015. This surge occurs in an environment defined by rapidly appreciating home prices and a severe shortage of supply, creating a highly competitive market for prospective buyers.
The Redfin Housing Demand Index is a key metric based on the activities of thousands of homebuyers. It tracks two primary actions: requests for home tours and the writing of purchase offers. In April, the seasonally adjusted number of buyers requesting tours rose by 12.1%, while the number writing offers increased by 6.9% compared to the previous month. This indicates a market where more people are actively searching and committing to purchases. The index provides a clear snapshot of buyer activity, with a reading above 100 signaling higher-than-average demand.
A persistent imbalance between supply and demand continues to define the market. Data from the 15 metropolitan areas covered by the index revealed that the number of homes for sale in April was 13.1% lower than the same month the previous year. This marks the 23rd consecutive month of annual inventory declines. Despite this adverse environment, demand persists due to factors like relatively low mortgage rates. As Redfin's chief economist, Nela Richardson, noted, "A pop of new listings only encourages more homebuyers to barge their way into this crowded and competitive, low-inventory market." This suggests that any slight increase in available homes is quickly met by pent-up buyer demand.
The combination of strong demand and record-low supply exerts significant upward pressure on home prices, which have now surpassed their 2006 peak. Based on our experience assessment, this dynamic is expected to continue. Richardson stated, “We expect prices to continue to grow above their three-year average for the remainder of the year.” For buyers, this means preparing for a fast-paced market with multiple-offer scenarios. For sellers, it represents a potential opportunity, albeit one that is highly dependent on local market conditions, which can vary significantly between metropolitan areas.
| Metro Area Demand Highlights (April 2024) | Key Trend |
|---|---|
| National Average | Demand Index of 121, up 9.2% from March |
| Buyer Tour Requests | Seasonally adjusted increase of 12.1% |
| Purchase Offers Written | Seasonally adjusted increase of 6.9% |
| Housing Inventory | Down 13.1% year-over-year |
Prospective buyers should be prepared for a competitive process, which includes getting pre-approved for a mortgage and being ready to act quickly when a suitable property is listed. While demand has shown variability over the past six months, the underlying strength suggests that the market will remain challenging for the foreseeable future. The key takeaway is that the fundamental shortage of homes for sale is the primary driver of current market conditions, influencing both prices and the pace of sales.
