Homes in the U.S. are selling faster than at any point on record, with nearly half of all properties going under contract within just one week of hitting the market. This unprecedented pace, driven by a severe shortage of homes for sale, is creating a fiercely competitive environment where buyers frequently pay above the asking price. The median home price has reached a new all-time high, underscoring a market defined by low inventory and high demand. For prospective buyers, success requires preparation and speed, while sellers can expect multiple offers if their home is priced correctly.
What Does the Data Say About the Speed of the Market?
The velocity of home sales is the defining characteristic of the current market. Based on data from a four-week period in spring 2022, 46% of homes that went under contract had an accepted offer within one week. Furthermore, 58% of homes had an accepted offer within the first two weeks. The median time a home spent on the market was just 21 days, the shortest period recorded in the last decade. This means buyers must be prepared to act immediately upon finding a suitable property, with pre-approval for a mortgage and a flexible schedule for viewings becoming essential.
Why Is There Such a Severe Shortage of Homes for Sale?
The root cause of the fast-paced market is a dramatic imbalance between supply and demand. When compared to the same period in 2019 (a more stable pre-pandemic benchmark), active listings—the number of homes for sale—have plummeted by 47% to an all-time low. New listings are also down 10% from 2019 levels. Several factors contribute to this shortage. Many potential sellers are hesitant to list their homes because they would then become buyers in the same competitive market. Others are opting to refinance their current mortgages to take advantage of low interest rates instead of moving. Additionally, new construction is hampered by supply chain issues, limiting the influx of new inventory.
How Are Soaring Prices and Bidding Wars Impacting Buyers?
Intense competition for a limited supply of homes is directly driving up prices and leading to widespread bidding wars. The median home-sale price increased to $344,625, an 18% year-over-year increase and an all-time high. Perhaps more telling is the sale-to-list price ratio, a key metric that measures how close homes sell to their asking price. This ratio reached a record 101.0%, meaning the average home sold for 1% more than its list price. In fact, 45% of homes sold for more than their list price. Buyers should anticipate these premium payments and factor them into their budget from the outset.
What Practical Steps Can Buyers and Sellers Take?
In this environment, strategy is paramount for both buyers and sellers.
The current housing market is exceptionally challenging for buyers and presents a significant opportunity for well-prepared sellers. Understanding the data behind the trends—record-low inventory, record-high prices, and unprecedented selling speed—is the first step to navigating it successfully. Based on our experience assessment, buyers should expect a competitive process, while sellers can capitalize on high demand by pricing their homes correctly.
